Developers and designers have been busy creating the latest generation of workplace environments to appeal to the younger workers. They\u2019re tossing out familiar floor plans in favor of new, \u201canti-corporate\u201d offices with a <a title=\"Resimercial Architectural Engineering Trends Influencing the Modern Workplace\" href=\"articles\/resimercial-architectural-engineering\/\">resimercial<\/a> look and feel.<\/p>\n<h2>Defining Resimercial<\/h2>\n<p>The term resimercial has been used to describe anything that is part \u201cresidential\u201d and part \u201ccommercial.\u201d It\u2019s not only about bringing more homelike influences (design, colors, fabrics, etc) into commercial spaces and furnishings but also creating an open workplace that allows for better employee connections (like lowering the walls).<\/p>\n<h2>Millennials Shape the Workplace<\/h2>\n<p><a title=\"Workplace design trends: Make way for the Millennials\" href=\"http:\/\/www.bdcnetwork.com\/workplace-design-trends-make-way-millennials\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">Baby Boomers made up more than half of the U.S. workforce in 2010, according to JLL; by 2020, they will be outnumbered by Millennials.<\/a> A study by Forbes projects that three out of four workers will be Millennials by 2025. \u201cThis ambitious, tech-savvy, creative cohort has notably different working styles and preferences than other generations; for instance, Millennials may be more productive sitting in caf\u00e9s or lounge areas than in traditional workstations.\u201d They are not keen on conventional private offices; they\u2019re collaborators who favor transparent space and energized atmospheres.<\/p>\n<h2>Create Collisions<\/h2>\n<p><a href=\"wp-content\/uploads\/Group-of-Employees.jpg\" rel=\"attachment wp-att-2653\"><img decoding=\"async\" loading=\"lazy\" class=\"alignright wp-image-2653 size-medium\" title=\"Resimercial Trend Creates Opportunity for Employees to Accidentally Run Into Each Other.\" src=\"wp-content\/uploads\/Group-of-Employees-300x200.jpg\" alt=\"Resimercial Trend Creates Opportunity for Employees to Accidentally Run Into Each Other.\" width=\"300\" height=\"200\" \/><\/a>One important resimercial trend is creating the opportunity for employees to accidentally run into each other. They\u2019re literally creating collisions with such nontraditional amenities like a game rooms with foosball and pool tables, shared conference rooms, outdoor dining areas and lounge areas with coffee bars. Coffee bars are now replacing that corner office to create that<em> coffee shop vibe<\/em> and lure in those millennial workers.<\/p>\n<h2>Let in Natural Light<\/h2>\n<p>Open office layouts are valued but workstations are often being placed toward the perimeter (moving conference rooms toward the building core) allowing for plenty of window area. Studies establishing the positive relationship between natural light and worker productivity and satisfaction are well known. <a title=\"Architectural Daylighting\" href=\"articles\/architectural-daylighting\/\">Daylighting<\/a> has proven positive effects on alertness, regulates the body\u2019s circadian rhythm, and minimizes eyestrain and headaches.<\/p>\n<h2>Maximize Space, Minimize Costs<\/h2>\n<p>Many companies have embraced resimercial designs with open layouts that maximize existing space also minimize costs. This is especially true in a time when more and more employees are telecommuting and leaving the office somewhat empty. <a title=\"Space and Project Management Benchmarks, Research Report #34\" href=\"http:\/\/www.ifma.org\/publications\/books-reports\/space-and-project-management-benchmarks-research-report-34\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">According to the International Facility Management Association<\/a>, about 70% of U.S. offices have some type of open floor plan.<\/p>\n<h2>Workplace of the Future<\/h2>\n<p>More and more, businesses are looking to accelerate innovation by building out more space to break down all barriers to collaboration. <em>Literally breaking down all barriers\u2026walls are coming down.<\/em> Perimeter offices are disappearing and floor plans have opened up.
